Update September 2023
We are pleased to say that there is no increase in the level of service charges for the forthcoming year, which will remain at £1,225 per unit. We have worked closely with your Directors to achieve this and balance the inevitable increases in the day-to-day service charge costs such as buildings insurance and utilities whist taking into consideration the costs that households have faced over the past year.
We are also pleased to report that majority of lessees have replaced their flat windows in upvc which is significant benefit to all flats individually and for the future maintenance costs of the development. The communal window and door replacements have also now been completed.
The external redecoration works have been awarded to Whyte Property Services as detailed on the statement of estimates. The commencement of these works however has been delayed due to the bad weather over the summer months. We have therefore agreed with the contractor that the low-level works, i.e., the bin stores and porch roofs, will commence in October 2023 however the high-level works to the fascia’s and soffits of the buildings will be held over to Spring 2024.
Service Charges September 2023
The annual Service Charge invoices have now been sent out.
N.B. We would remind all leaseholders that you have a legal obligation to pay the annual service charges and ground rent on time. In the past there have been some very late payments of the charges and this can have a detrimental effect on funds being available for works required to the property as a whole. All leaseholders have a commitment to pay the annual charges twice per year and we encourage you to plan for them in your personal budgeting.
