Who are Pharos Quay  Ltd ?
Pharos Quay Ltd, company number 02652120 was formed in October 1991 and was set up as a company to maintain and repair the properties of Pharos Quay. The company receives the annual service charges paid on half yearly amounts and then authorises budgetary spends against maintenance and upkeep of the communal properties. This includes such services as:

Reinstatement Cost Assessment
Cleaning
Gardening
Repairs & Renewals
Electrical Repair Works
TV Aerial
Entryphone
Emergency Light Testing
Communal Window Cleaning
Electricity
Health & Safety
Honoraria
Sundry
Bank Charges
Accountants Fees
Management Fees

The budget is calculated once a year, discussed with the management company and the current Pharos Quay directors for agreement and sign off. Any adjustment in costs will be made and as such the annual service charge will be increase where necessary to cover increased expenditure.

Most of the day to day running and maintenance will be handled by the management company appointed, currently this is Jordan & Cook. They will deal with any issues arising regarding repairs to communal areas, re painting of walls, arranging cleaning services etc. Anything major that does occur and require further discussions is shared with the Pharos Quay Directors whom will then discuss appropriate action to be taken.

Who are Pharos Quay  Freehold Ltd ?
Pharos Quay Freehold Ltd, company number 03711912 was formed in February 1999 and as set up to manage and control the Freehold of the underlying property. In Leasehold cases of properties the leasehold is owned and held by an organisation whom control and demand annual ground rents. In 1999 the property owners joined together to purchase the Leasehold and thus for the new company. As such all owners are shareholders in both Pharos Quay Ltd and Pharos Quay Freehold Ltd. Thus any increase in ground rents is controlled by all the owners collectively. This company has the same Directors as Pharos Quay Ltd but is nowadays just used to collect the £100 a year Ground rent and nothing else.
